Advantages of the FOCUS Process

Ellis’ Design/Build FOCUS Process, brings several advantages over conventional delivery methods, including:

    • Single Source of Responsibility:  Ellis takes total responsibility for the design and construction of the project.  When responsibility is divided, problems can easily multiply.  Single Source provides better control of design, cost and construction.  FOCUS limits the risks of omissions, errors and costs exceeding budget. 
    •  A Coordinated Team Approach:  The FOCUS team works with the owner, the owner’s staff and consultants to identify needs.  We provide expertise on important decisions that could affect design, performance and cost. 
    • Faster Project Completion:  The FOCUS Process allows for fast-tracking.  Construction of projects can be initiated while design is still underway. 
    • Budget Estimating Throughout the Process:  The FOCUS Process provides the Owner with budget estimates throughout design.  As the design of the project progresses, we provide updated budget estimates.   We will competitively bid the project to ensure the best value for the project.
    • Guaranteed Price:  We are able to provide our clients with a guaranteed price when the plans and competitive bidding are complete.

FOCUS – A Five Phase Approach to Design/Build

Through years of experience we have developed a five phase process to design and build a facility to meet the Owner’s needs.  At the end of each phase, the project is reviewed with the Owner to ensure design and budget intentions are being met.  As we proceed through each phase, the design becomes more defined, and cost estimates also become more accurate.  By the third step in the FOCUS Process, we are able to provide the Owner with a guaranteed project price.

Phase I

During the first phase of FOCUS we get to know the Owner. Our Design staff will work with the Owner to understand their needs and wants, their degree of preparation, and their budget. 

During this Phase:

  • Preliminary site studies to evaluate the usability of the site for the intended use are prepared.
  • Preliminary site plan & floor plan studies are done.
  • We provide the first budget estimate to the OwnerThis budget estimate is based on cost per square foot of similar projects.

Phase II

During Phase II, we develop a Design Program with the Owner, and users of the facility. 

During this Phase:

  • We study user and product interrelationships by bubble diagrams.
  • The preliminary floor and site plan(s) are further developed.
  • Preliminary exterior building elevations & cross section(s) are prepared.
  • Structural, mechanical and electrical studies are conducted.
  • Preliminary plans are reviewed with Owner to verify all needs are met.
  • We provide the second estimate.  This budget estimate is based on divisions of work and is thoroughly reviewed with Owner.

Phase III
During this Phase, we are involved in Design Development and we are at the point where we will receive and review competitive bids on the project. 
During this Phase:
  • We provide artist’s rendering, CAD rendering or a model if requested by Owner.
  • Plans & Specs are completed to the point needed for bidding and State review.
  • Construction Documents are reviewed with the Owner.
  • We competitively bid the project to subcontractors and suppliers.
  • Competitive bids received are reviewed with the Owner.
  • We provide a guaranteed price for the project.
  • Plans are submitted to the State  and local inspector for review and permits before beginning construction on the project.

Phase IV
Phase IV is when the Owner’s vision becomes a reality.  It is in this Phase that construction of  the project is accomplished. 
During this Phase:
  • Construction documents are refined and completed.
  • Our Project Manager and Onsite Superintendents closely monitor and drive the construction schedule.  A master schedule is supplemented throughout construction with regularly prepared short term schedules
  • Quality and workmanship is closely monitored.
  • Onsite meetings with the Owner, suppliers and subcontractors are conducted throughout construction to keep all parties up to date on construction.
  • Our Architect conducts onsite inspections to ensure the building is constructed according to approved plans.
  • Design will assist the Owner with final selections of materials, colors & styles.
  • We design any changes the Owner might make during construction.
 

Focus on Satisfaction

Phase V

Throughout the five phases of FOCUS, the Owner’s satisfaction drives the Process.  When your project construction is complete, we want to ensure your full satisfaction.
During this Phase:
  • The Architect and the Owner will develop a punch list.
  • A post occupancy evaluation will be completed by the Architect and Owner.
  • The Owner is provided with a complete manual on all systems.
  • Thorough training is provided to the Owner on all systems.
